CONTRACT OF HIRE
The contract between the client and the property owner shall be deemed to be made subject to these conditions of hire. This contract of hire will not become effective until the client receives written confirmation of the booking. The confirmation will be sent by the owner on receipt of a written booking request and the required deposit or full payment in the event that the booking request has been made six weeks or less prior to commencement of the rental.
Booking
Requested dates of hire will be held for 5 days pending receipt of a written booking request, together with the required deposit of 15% of the total rental cost. When these are received, the booking will be confirmed in writing by return to the hirer, who must be over the age of 21. The booking can begin on any day of the week, but must be for a minimum of 7 nights. Bookings will require a deposit to be paid directly, by bank transfer or cheque, into either our UK or US bank account, and the reservation will be confirmed once the payment has been cleared. Bookings made within 6 weeks of the start of the hire period require the full amount of the rental cost plus the security deposit to be paid at the time of booking.
Currency
All quotes for rental costs will be made in UK Sterling, and payment can be made directly with the owner by bank-to-bank transfer or by Sterling or US Dollar cheque. The Dollar equivalent to the Sterling amount will be calculated by the owner at the time of the booking request.
Security Deposit
The payment of a fully refundable security deposit of £100 or US $150 is required at the same time as the balance of the total rental cost. This deposit will be held as security against the return of keys and garage remote control, inventory loss/damage, or any structural damage to the property, including the need for extra cleaning costs. This deposit will be returned to the client less any costs incurred within 15 days of departure. The hirer must agree to accept full liability for loss or damage caused by any member of the rental party during occupation of the villa, and confirm that the full cost of repair or replacement will be met in the event that such costs exceed the security deposit.
Payment of Balance and Cancellation Charges
The payment for the balance of the rental charge plus the security deposit will be due 6 weeks prior to the start of the hire period. The owner reserves the right to cancel a contract of hire where full payment has not been received six weeks prior to the commencement of the hire period. Bookings made within six weeks of this date must pay the total cost, together with the security deposit.
On receipt of the cleared balance, access to villa details, key pickup etc will be supplied. All cancellations must be notified to the owner at the earliest possible opportunity. In the event of cancellation the following charges will apply:

  • More than 6 weeks prior to start of hire period – deposit only
  • Less than 6 weeks prior to start of hire period – 100% of the rental cost, unless the owner is able to re-let the property at an equivalent cost
Liability
The property owners cannot accept any liability whatsoever for any personal injury occurring to any client or to any member of their rental party during their stay at the property. The “Welcome to Our Home” book, which will be found in the villa, provides useful information with regard to swimming pool precautions, the use of bicycles and other safety suggestions, together with helpful local information. This book has been produced for the benefit of rental clients, and we strongly suggest that it should be read by our guests.
Pool and Pool Heating
The pool can be electrically heated at an additional charge (£50 or US $80 per week). A pool blanket and reel system is also provided to maintain the heat overnight and when the pool is not in use. We encourage use of the blanket to prevent any additional charges for pool heat and to ensure the comfortable temperature is maintained, particularly during the occasional cold spell.
Consideration
Our property is our home in Florida, and we hope our clients will treat it with the respect they give to their own homes. Because the villa is in a quiet residential neighbourhood we ask our clients to be considerate and keep noise and disturbance to a minimum during early mornings and after 8 pm in the evenings, particularly out on the lanai (patio) and around the pool. Your consideration in this respect would be most appreciated.
Maintenance
Our property is maintained by a local home care representative. The contact details can be found in the “Welcome” book. If any problems are encountered, they should be reported as soon as possible so that remedial action can be taken and the disruption to your holiday can be kept to a minimum. Any breakages or damage should also be reported.
Smoking
The villa and pool / pool deck are non smoking areas. It is requested that smokers do so in the garden.
Pets
Pets are not allowed, other than guide dogs and hearing dogs, which are permitted on payment of an increased refundable deposit, and with permission from the owners. We reserve the right to refuse accommodation to any party arriving with their pets, including the above-mentioned exceptions, if permission has not been agreed in advance by the property owners.
Occupancy
Guests may gain access to the property from 4 pm on the day of arrival, and we ask that the property is vacated by 11 am on the day of departure.
